Having close communication with the fab house during the PCB layout process helps to eliminate unnecessary changes to be done after the PCB layout design is completed. It also allows the PCB layout designer to closely communicate with the fab house if there is any kind of tight or custom design rule, having close communication with the fab house helps to a great extent for both the fab house as well as the PCB designer.
